How old is the roof?
Age settles more than any other single thing. If you do not know exactly, estimate.
What is the roof covered with?
The material says how long the covering is expected to last.
Have you seen damp marks or leaks indoors?
On the ceiling, in the loft or high on a wall. Old marks count too.
Is moss or lichen growing on the roof?
Moss holds damp against the surface and shortens its life.
Can you see damage to the covering?
Broken or slipped tiles, seams that have opened, blisters or cracks in felt.
Has the underlay been renewed?
The underlay is the membrane beneath the covering. It lasts about thirty years and is often the part that decides when the roof has to be done.
What can you see in the loft?
Condensation, dark patches, mould or a cellar smell.
What state are the gutters and downpipes in?
A blocked or leaking rainwater system soaks the eaves and the wall.
When was the roof last inspected by a professional?
A roof is worth inspecting every few years, even when nothing looks wrong.
